Real Estate Market Starts the Year with a New Record


According to the buyer demand index measured by real estate agency Duna House, interested parties were active on the housing market. The 98-point index measured in the first month indicates a much stronger start to the year than in the past two years, and two points higher than the 2022 value.

The statement sent to MTI said that according to their estimates, there were 9,267 transactions in the first month of the year, which is a 9 percent decrease compared to December, but still an 11 percent better performance compared to January 2024.

The mortgage market has also had a busy start to the year, with 120 billion forints (298.6 million euros) of residential mortgages disbursed in January this year,

according to data from Credipass, the group’s international financial brand in Hungary. This performance is a 3 percent increase in volume compared to the Hungarian Central Bank’s data in December, and 46 percent better compared to the data for the same period in 2024.

The data show an increase in prices in all areas and for all property types across the country compared to the same period last year, except for brick-built properties in Eastern Hungary. In eastern region, the average prices per square meters increased to a greater extent than in Western Hungary.

In the capital, the biggest increase in prices was again in the price of panel flats, with Buda districts exceeding 1 million forints (2,490 euros).

In the Pest districts the amount paid for such apartments rose to over 900 thousand forints (2,240 euros) per square meter.

Brick apartments in the more expensive Buda side sold for an average of over 1.2 million forints (2,986 euros) per square meter, while the average price in the center of Pest was over 1.3 million forints (3,235 euros). In other areas of the Pest side, the average price was 819,000 forints (2,038 euros) per square meter, the statement said.

It was pointed out that regarding the highest prices, the Buda districts slipped off the podium in January. The leading position was retained by the 13th district, with the 6th district returning to second place, and the 14th district finishing at third place.
